What the calculator includes

  • FHA: a 1.75% upfront mortgage insurance premium financed into the loan and the annual premium from HUD Mortgagee Letter 2023-05 (for example 0.55% a year on a 30-year loan with less than 5% down and a base loan up to $726,200).
  • VA: the purchase funding fee (2.15% for first use with less than 5% down, 1.5% with at least 5% down, 1.25% with at least 10% down; 3.3% for subsequent use with less than 5% down), unless you are exempt. No monthly mortgage insurance.
  • Conventional: private mortgage insurance only if you enter a PMI rate and put less than 20% down.

For context, the median 2025 home buyer borrowed $335,000 at 6.625% (conventional, 30-year fixed) with a household income of $116,000. Check program fees with your lender; they can change.
