Where the numbers come from

Federal records, not a survey

Lenders must report nearly every mortgage application to federal regulators under the Home Mortgage Disclosure Act. We analyzed the 2025 public records (7,155,718 purchase and refinance applications, released June 23, 2026) and publish medians only where at least 30 loans support them.

Like-for-like comparisons

Headline figures cover owner-occupied single-family homes with first-lien, closed-end loans. Costs and lender comparisons separate conventional, FHA and VA loans, because FHA and VA charge upfront insurance or funding fees. Read the methodology.
